Project – 7West

The new construction of this wood-frame 211,952 square foot building includes first floor precast parking for residents and amenities such as a large community room with a fireplace and fitness center/yoga studio on the second floor, a rooftop patio/courtyard with access from second floor, additional storage areas for each unit on every level, select units with balconies, units on the ground level have independent entrances, and a cell phone operated door entrance system. Floors 3-5 have an open atrium that overlooks the center courtyard and community room. At ground level, the project has a commercial retail space at the corner of Washington and 19th Ave.

Other unique aspects of this development are that it is attached to an existing 130,187 square foot, 5- story parking ramp where Greiner installed a stairwell to the Western side and demolished portions of the Eastern side of the structure to join with the building. Also notable is that the project uses feng shui design, the ancient Chinese practice of balancing energies of a given space to ensure the health and success of its inhabitants. Feng shui creates positive “qi,” or energy, by balancing the use of the five elements of metal, fire, water, earth, and wood. There are sunny gathering spaces and private little nooks combined with state of the art fitness, yoga, billiard, patio, tea house, and other community areas including a unique rooftop tea garden.
