700 Central Avenue, Minneapolis
Greiner Construction was hired to provide pre-construction and construction services for the historical renovation of two buildings in Minneapolis.
Working closely with the State Historic Preservation Office (“SHPO”), Greiner demolished and abating all of the hazardous materials and structurally modifyed the interior to accommodate a central elevator, stairways and shafts in both of the warehouse buildings and converted them into market rate apartments called 700 Central.
Four story building:
This wood frame building was built in the 1890’s and was repurposed into 20 units and ground level has retail and restaurant space.
Seven story building:
This concrete structure was originally built as a 5-story building in the 1900’s and a 2-story concrete addition was built on the top in the 1930’s; this building contains 60 units of housing.
Both buildings have new electrical/mechanical/plumbing and HVAC, and their wood timbers (floors and columns), windows and masonry interior walls restored. In addition, the brick exterior had significant restoration and tuckpointing completed. The rooftop has a patio and roof amenities while the units have epoxy floors and condensing (non-venting) dryers. Other amenities for the residents include fitness center, club room, dog walk and underground tunnel from the buildings to the parking structure.
This concrete parking ramp has 3 levels and is designed for future expansion on top of the structure.
Providing one and one-half years of pre-construction services, Greiner Construction has met the owner’s requirements and construction with a Winter 2016 completion.
